No. Most foreign nationals have no US credit score, and that’s fine. We underwrite based on the commercial property’s value and income, your international banking history, and your real estate experience — not a US FICO score.

Typically: valid passport, ITIN (if available), foreign bank statements (6–12 months), property details and financials, and proof of funds for down payment. We accept bank statements from international institutions in most countries.

We lend up to 70% LTV for qualified foreign national borrowers. This is significantly higher than the 50–55% LTV most US lenders offer to non-US citizens. LTV is based on the property’s appraised or stabilized value.
